The Residential Lease speaks for itself. We used to say that our rental agreement is the best rental agreement in the area, but since so many companies have copied it nearly word for word, we no longer can say that. Regardless, our rental agreement has not been beaten in court yet.


First Rate Property Management advertises upcoming vacancies between 30 and 45 days prior to the tenant vacating the property. Our average Days-On-Market is below 30 days. By pre-leasing, we save our client anywhere between $750 - $1500 in Lost Rent expense.

​​Surveying your rental property is just something that needs to be done. At the same time, we also want the tenant to feel like the rental is their home. We want to minimize any interference with their peaceful enjoyment of the home. We have learned over the years that the more we leave the tenants alone, the longer they tend to stay.

With that said, there are times that a survey is needed. First, let us explain all that we do to make sure that your home is well taken care of, and then explain the process for additional inspections. When we take the property on, we conduct an initial survey which generally includes a written report and photos. Next we conduct move-in inspections and move-out inspections with all tenants. The property owner receives a written report with photos after each and every move-out survey.

Additionally, we conduct exterior inspections 6 times per year or roughly once every 2 months. If an exterior survey suggests any reason to be concerned, we will give notice to enter and survey the interior. Also, if the tenant fails to pay rent and fails to communicate to the office, we give notice and survey the interior. If minor infractions are found, the tenants are served with a warning notice and a follow-up inspection is scheduled. Better yet, we leave a huge THANK YOU note on the door if the tenant is taking amazing care of the home or apartment.

And lastly, all of our vendors are trained and required to report any cleaning or damages to the property when they provide service. With all that said, if the property owner wants a survey, we will do it at no additional cost to the owner. But this needs to be within reason. Like we said above, we don't want to constantly bother the tenant if they are fulfilling all terms of the rental agreement.
