Looking For A Rental In Boise And Don’t Want To Pay A Deposit?
The Easy Entry Fee is a monthly, nonrefundable fee that is equal to 4% of the rent amount listed on the lease. This allows an approved applicant to move into a property after paying the admin fee, prorated rent, and the $40 Resident Protection Package fee! At any time during the lease term, a tenant can choose to provide the traditional refundable deposit equal to one month’s rent in certified funds, and we will remove this monthly fee and update the lease to reflect that a refundable deposit has been paid. This is a wonderful option for applicants who are waiting to receive a deposit refund from their previous property manager, or who cannot afford moving costs, 1st month’s rent, and a deposit all upfront. How do you handle rent collection and late payments?
At FRPM, we make rent collection simple and stress-free with secure online payment options. In the event of late payment, we enforce Idaho’s legal process for late payments, including applying late fees and issuing a 3-day notice to pay or vacate in compliance with Idaho eviction laws.-
What are my responsibilities as a property owner in Idaho?
Owners must maintain habitable living conditions (per Idaho Code §6-320), keep utilities functional, and comply with safety standards. As your property manager, FRPM can handle most of these obligations on your behalf and help guide you in the right direction.-
How often do you inspect rental properties?
Routine inspections are usually conducted at move-in, move-out, and annually during occupancy. At FRPM, we also perform drive-by inspections every 60 days to ensure exterior upkeep. All inspections are viewable by the owner, get pictures of your property year-round!-
How are security deposits handled under Idaho law?
In Idaho, landlords must return the security deposit within 21 days (or up to 30 days if specified in the lease). Deductions must be itemized and justified in writing.-
What are your management fees?
